These modular homes are exquisitely designed, compact living spaces that offer a perfect blend of functionality, sustainability, and modern aesthetics. They range from 220 to 460 sq. ft. and are ideal for those looking to downsize, add a rental unit, house a family member, or simply embrace a minimalist lifestyle.
These modular homes can be installed for the same price as a garage conversion, allowing you to build a separate living space while retaining your garage. Or under new CA HCD rules, you may now do both and gain 2 ADUs for maximum flexibility and rental income!
HOMEPLEX will manage the entire process with you from A-Z, beginning with our ADU Ready virtual feasibility assessment to ensure the unit will work on your property and meet your needs, we assist you in ordering the ideal unit with your desired options, and we prepare a full permit submittal package while managing the entire permitting process. We take care of installation of utilities and foundation on your site while your factory unit is being built, arrange for transportation and on site installation and connections, and all the finishing details to make the unit move in ready to acquire your Certificate of Occupancy. Additional costs include city permit fees paid directly by the owner (varies by municipality), optional craning if required, any optional factory upgrades to the Clever unit, required structure demolition costs, or outdoor design and site improvements including hardscape, landscape, lighting, fencing and special amenities.
Timeframes vary by city or county. Our initial feasibility, site design, and permit submittal process typically takes 1-2 months, Clever ADU factory order lead time is approximately 4 months and occurs in parallel to the permitting process which may take 4-6 months. Site prep, including utility and foundation Installation, typically takes 1-2 months depending on city and utility inspections and sign off timeframes. Final unit installation and finishing can take as little as a week. So overall, you can expect 6-9 months from the time you sign the agreement and make the initial deposit. Due to nature of parallel development of the Clever unit during the factory build while the site work is being conducted, and due to fewer required unit build inspections by the local municipality, you can expect your overall ADU build schedule to be reduced by 2-3 months.
The initial deposit for our ADU Ready Report to determine site feasibility is $750, which applies to the overall unit and install cost. 50% of the total cost is due upfront to cover the Clever factory deposit, design and permitting, and to begin site work. Permit fees are paid directly by the owner to the municipality and utility companies. 40% is due upon site work completion and Clever unit delivery. The final 10% is due upon installation completion and final permit sign off.
All cities and counties in California must allow for detached ADUs up to 850 sq. ft. one bedroom and 1,000 sq. ft. two bedroom units with 4 foot rear and side minimum setbacks. Since Clever ADUs are built to California building codes, they may be used anywhere an ADU may be built. All Tiny Homes on Wheels certified as Park Model RVs are built to RV (recreational vehicle) standards and are licensed by the Department of Motor Vehicles (DMV) and meet ANSI 119.5 (NFPA 1192) requirements. ADUs on the other hand are built to more stringent state building codes or federal HUD building standards. The ADU version of the Clever unit is built to the same California building and Title24 energy standards as any wood or steel framed ADU. Because it is inspected and approved at the factory by CA HCD licensed inspectors ALL CITIES in California must accept and approve these units and because they are already stamped and approved the local municipality may only inspect the utility connections and foundation system. And of course, ADUs must be permanently installed on a foundation and connected to dedicated utilities, no different than a site built home.
