Prefab Casitas

FREQUENTLY

ASKED QUESTIONS

What is the difference between prefab and stick-built?

The term “prefab” is short for “prefabricated” and refers to an ADU built in a factory before being delivered to your property. Prefab ADUs include both manufactured ADUs (certified by HUD) and modular ADUs (certified by HCD).

“Stick-built” refers to the traditional style of construction where the home is built from the ground up on site. Also known as “site-built” or “custom."

Our Casita ADU line consists of manufactured ADUs that are certified by Housing and Urban Development (HUD)

Since the ADU is being built at the factory, we can perform the necessary site construction while it is being built. This typically saves around 5-6 months.

The prefab ADUs are constructed with conventional building materials and methods but assembled efficiently in a factory setting. They are held to strict quality standards and undergo inspections before being delivered to your property.

Yes, our ADUs are federally and statewide approved, and once attached to a permanent foundation, they are classified as “real property” or “real estate.” Unlike “personal property,” they remain with the property and contribute to increasing your home’s value.

Water, gas, and electricity can be pulled from the main home and the sewer line must be connected to your home’s main sewer lateral. Separate utility services for the ADU are possible, please contact us for additional information.

Yes, these homes come standard with gas and electric. However, we can also build the ADU all-electric if required/desired.

Since these ADUs are certified by HUD, they follow Title 25 requirements. This means you are not required to have solar on your Casita ADU or on your property. However, we can build the ADU to be “solar-ready” and you can have your solar company of choice install the solar panels on-site.

Our delivery team will transport the ADU from the factory to the front of your property. From there, our installation team will either crane the ADU onto the foundation or drive the ADU into your back/side yard.

Installation of fire sprinklers may not be required in ADUs (attached, detached, or conversion) where sprinklers were not required by building codes for the existing primary residence. However, some jurisdictions require fire sprinklers if ADU is located over 150 ft from the street. Please contact us for additional information.

Yes, we can make certain modifications to our floor plans. Some common modifications we make are expanding/shrinking the length and/or width of the ADU, moving windows/doors, etc. Please contact us for more information.

Our starting project price is based on a standard ADU project, but additional costs may arise due to various factors, including:

• The ADU location is behind a home with no access, requiring a crane for installation.

• The ADU location is more than 150 feet from the driveway or street.

• Upgrading the main home’s electrical panel to support the new ADU.

• Demolition or tree removal.

• Retaining walls are needed for a sloped yard.

• Fire sprinklers are required by local jurisdiction for the ADU.

• A sewer injector pump is necessary due to insufficient slope to the main sewer lateral.

• Etc

If you’d like to have our team visit your property in person to determine the full project cost, please contact us.
