What is the difference between prefab and stick-built?

The term “prefab” is short for “prefabricated” and refers to an ADU built in a factory before being delivered to your property. Prefab ADUs include both manufactured ADUs (certified by HUD) and modular ADUs (certified by HCD).

“Stick-built” refers to the traditional style of construction where the home is built from the ground up on site. Also known as “site-built” or “custom."

The Clever ADU line consists of modular ADUs that are certified by Housing and Community Development (HCD).

Since the ADU is being built at the factory, we can perform the necessary site construction while it is being built. This typically saves around 5-6 months.

The prefab ADUs are constructed with conventional building materials and methods but assembled efficiently in a factory setting. They are held to strict quality standards and undergo inspections before being delivered to your property.

Yes, our ADUs are federally and statewide approved, and once attached to a permanent foundation, they are classified as “real property” or “real estate.” Unlike “personal property,” they remain with the property and contribute to increasing your home’s value.

Water, gas, and electricity can be pulled from the main home and the sewer line must be connected to your home’s main sewer lateral. Separate utility services for the ADU are possible, please contact us for additional information.

Yes, the Clever ADUs are built to be all-electric.

Yes, you can order your Clever ADU with solar panels installed at the factory. In some cases, solar panels will be required by your local jurisdiction to meet Title 24 energy requirements.

Our delivery team will transport the ADU from the factory to the front of your property. From there, our installation team will either crane the ADU onto the foundation or drive the ADU into your back/side yard.

Installation of fire sprinklers may not be required in ADUs (attached, detached, or conversion) where sprinklers were not required by building codes for the existing primary residence. However, some jurisdictions require fire sprinklers if ADU is located over 150 ft from the street. Please contact us for additional information.

• The ADU location is more than 150 feet from the driveway or street.

• Upgrading the main home’s electrical panel to support the new ADU.

• Demolition or tree removal.

• Retaining walls are needed for a sloped yard.

• Fire sprinklers are required by local jurisdiction for the ADU.

• A sewer injector pump is necessary due to insufficient slope to the main sewer lateral.
