Virtual Assessment for Garage Conversion

Our property analysts will create a custom report that allows you to understand the zoning laws as well as site specific information, and what that allows you to build.
This starter package will provide a rough order of magnitude cost estimate for your Garage Conversion, which will be beneficial in planning and budgeting for your ADU project. For those who are in search of a contractor and/or applying for a loan, this is a great first step to get the process started.
Homeowners who are applying for financing and/or the CalHFA Grant, may also use our Cost Estimates to determine a budget for your project along with estimated pre-construction costs.
Package 1 will provide rental comparables and a projected estimate of annual income that could be made by Converting Garage into a rental unit.
Project Feasibility Report
This package offers a specialized consultation via ZOOM with one of our ADU specialists to go over your specific needs and vision. You will have the opportunity to discuss all of your questions and concerns regarding regulations, zoning, and the feasibility of your project. We also provide various designs and layouts of your our property visualization software.
You may discuss as many options as you like with your consultant and develop a game plan on how to proceed with your ADU. A certified inspector will perform an On-Site assessment. The inspector will visit your home to confirm the site conditions of your property, which provides us with detailed property data, photos, and other relevant information required to determine ADU feasibility; with this information we will build a viable plan tailored to your needs.
Our final product to you will include information for up to 3 types of ADU’s for your property (if allowed) which contain the zoning report, property profile, local ADU allowance & set-backs, and local city regulations.
You will receive a detailed report containing an itemized scope of work, contractor cost range estimate of both pre-construction and construction costs, and the feasibility to build your desired ADU.
This report satisfies CalHFA’s ADU grant budget requirements and can used to solicit contractor bids. Included in this report is a full rental analysis to determine the annual income you will receive as well as a financial breakdown and analysis on cost vs ROI based on the ADU options that are determined feasible for your property
Project Feasibility & Advisory Consulting
As your homeowner’s representative (owner’s rep), we provide unbiased assistance representing your best interest throughout the entire process. Beginning with understanding your needs through an in depth consultation, you will receive recommendations on how to build out your property to match your vision, financial resources & unique goals. During this stage our ADU specialists will discuss and develop a game plan on how to best proceed with your ADU. An inspector will perform an on-site assessment. They will confirm the site conditions of your property, and provide us with detailed property data, photos, and other relevant information required to determine the feasibility for your ADU. With this in hand we can build a viable plan tailored to your specific needs.
Once we have together determined the scope of your project, we will help advise you in the selection of your vendors. Once your vendor has been determined, we will be there to provide advice as you work with each chosen vendor, including lenders, grant managers, ADU designers, engineers, surveyors, and assist you in soliciting and reviewing contractor bids to make a final builder selection.
